Book Site Visit

Arrange a local assessment for a zoning project in Johannesburg or Pretoria, with practical advice on what your home or office needs. We check the layout, confirm the ducting route, and give you a clear path from first visit to final setup.

What happens when you book a site visit

A site visit is the first proper step for a zoned air-conditioning project. It lets us see the building, measure the rooms, and check how the system can be split into zones that suit daily use. In many Johannesburg and Pretoria properties, the main issue is not the equipment itself but how the air is moved, controlled, and balanced room by room.

Once the visit is booked, we confirm the address, access details, and whether the property is a home, office, or mixed-use space. If it is a retrofit, we also look for existing ceiling space, service access, and any limits caused by concrete slabs, roof pitch, or tenant rules.

Before we arrive at your property

A little preparation helps us get through the assessment properly and saves time on site. If the property is occupied, please make sure someone can provide access to the roof space, plant area, garage, or ceiling hatches. For offices, it helps if the building manager or facilities contact is available during the visit.

  • Have the full address ready, including suburb and any gate or security instructions
  • Tell us if the property is in Sandton, Randburg, Pretoria East, Centurion, or another nearby area
  • Let us know whether the job is a new build, retrofit, or upgrade
  • Share any problem rooms, such as upstairs bedrooms, sun-facing offices, or areas that stay warm in winter
  • Send existing plans if you have them, even if they are old or marked by hand

What we check during the assessment

We look at room sizes, ceiling heights, sun exposure, insulation, and the way people use each space. A family home in Bryanston will have different needs to a small office in Pretoria Central, and a boardroom with glass walls needs a different air balance again. We also check where dampers, return air, and controls can be placed without making future maintenance awkward.

Load calculations matter because zoning only works well when the system has been sized correctly. If the cooling load is too small, some rooms will always fall behind. If it is too large, you can end up with short cycling, uneven temperatures, and unhappy users. We also look at drainage, electrical supply, and where load-shedding back-up planning may be needed.

How the zoning plan is put together

After the assessment, Kagiso and the design team work through the layout and decide how the zones should be divided. The aim is to give each room or area proper control without overcomplicating the system. In most cases, we map the system around bedrooms, living areas, offices, meeting rooms, or separate wings of a property.

  • Room-by-room damper control where duct runs allow it
  • Smart thermostats for clear day-to-day temperature control
  • Airflow balancing so each zone gets the right amount of supply
  • Controls programming to match occupancy and operating hours
  • Upgrade options if the existing unit can be kept in service

If the building is near the coast or has high humidity, we also consider condensation control and access for seasonal servicing. That matters in offices and homes where the system runs long hours.

If you are planning a retrofit or upgrade

Many calls come from properties that already have ducted air-conditioning but do not have proper zoning. In those cases, we inspect the current installation and check whether the existing ductwork can be reused, altered, or needs replacement. We also look for insulation damage, poor airflow, noisy grilles, and control faults that have built up over time.

For older systems in Johannesburg suburbs and Pretoria office parks, the best result sometimes comes from a staged approach. That might mean replacing controls first, then adding dampers, then scheduling the remaining upgrades once the client has tested the new zoning in real use. It keeps disruption lower and makes the cost easier to manage.

What you get after the visit

Once the site visit is complete, we prepare the next steps based on the property and the scope. That can include a design proposal, load calculation notes, practical recommendations, and the installation sequence. If there are municipal or building management rules that affect the work, we factor those in before anything is ordered or scheduled.

Our service team then helps with booking, timing, and aftercare. If the project is for a busy office, we can plan around trading hours. If it is for a home in Pretoria East or Centurion, we can work around family routines and access limitations. The goal is to keep the process clear, not drawn out.

How to book with Airzone

Airzone is based in Johannesburg and supports homes and offices across Johannesburg, Sandton, Randburg, Pretoria, Centurion, and Pretoria East. To book a site visit, email design@airzone.co.za with your address, contact number, and a short note about the property. If you can, include a few photos of the ceiling space, existing unit, or problem areas.

Ian Mokoena leads the team, with support from Naledi, Reece, Ayanda, Megan, and the design and service staff who handle assessments, scheduling, and follow-through. We keep the process practical and local, so you know who is coming out and what needs to happen next.

Questions we get asked

Do you visit both homes and offices?

Yes. We handle residential and commercial zoning projects, including homes, office suites, and multi-room premises across Johannesburg and Pretoria.

What should I send before the visit?

Please send the address, suburb, contact details, and any plans or photos you have. If there are access instructions or building rules, include those too.

Can you assess an existing system for zoning upgrades?

Yes. We check the current ducting, controls, airflow, and space available for dampers before advising whether a retrofit or full upgrade is the better option.
